How this is worked out
Two separate estimates, worked out independently. One projects what your property earns — from your own revenue if you have it, otherwise from local nightly rates — nets out realistic operating costs, and prices that income at the yield comparable properties are trading at. The other starts from what similar properties nearby are asking per square foot.
Why it's a range
Because those two estimates rarely agree exactly, and the gap between them is real information rather than something to average away. When they land close together the range is tight; when they diverge it widens, and we say which side your price is leaning on. We show both figures so you can judge.
What we can't see
Our MLS feed doesn't license sold prices to us, so this is built on income and on what comparable properties are asking— never on what they closed at. We prefer properties already under contract, since the market has accepted those prices, and we drop listings that have sat over six months, since theirs is evidence of what doesn't sell. But condition, finishes, and view can still move the real number outside this range. Sydney Shepherd can pull the actual sold comps.
